Happy 6th Birthday Cavendish!!

I remember sitting with a friend at his property in The Park six years ago. Trying to decide on a name… I always wanted something modern, like Millenium Lettings. My friend suggested Cavendish Lettings, I ruled it out straight away as it didn’t sound trendy to me at all!

Whilst playing around with it on the computer I noticed that having an older, more traditional word against a modern background was very effective. Originally, I had the logo this way round: CAVENDISHLETTINGS, but finally decided on CAVENDISHLETTINGS. For the first few years, our arrows looked like this:

The tops of the arrows were deliberately resembling roof tops, whilst acting as a positive image of our company pointing/moving upwards! The colours were introduced two years ago, no definite reason as to why – just playing around with CMYK pallets!

Our first birthday party in 2007 was celebrated by me on my own, in a single person office – it’s incredible to think there are 14 of us now celebrating our 6th birthday.

Thank you to all of our team and clients in supporting us over the years, you have helped us create a company we can all be proud of!

Cavendish on Top of the World!!

Cavendish Lettings really are on top of the world, taking you places you’ve never been!!

As you can see from the picture I was very happy to get there and I was even happier to get back in one piece. I made it all the way to the top of Kala Patthar which stands at 5,500 meters above sea level and offers incredible views of Mt Everest. The trek was very hard but I made some fantastic friends along the way which made it all the easier, I enjoyed it so much that I think I will attempt Mt Kilimanjaro next year (watch this space).

The trip has raised and hopefully will raise more well needed money for The Southwell Care Project, http://www.southwellcare.org They are a wonderful organisation any help they receive will be put to very good use.

If anyone wants to hear more then please feel free to pop in to the office and I will talk your ear off with my stories!

More good work for charity…

We are so fortunate to be involved with such excellent charities here in Nottingham; the concept and what they provide to families are truly wonderful. The staff and volunteers are lovely!

Today I met up with Melanie at Maggie’s Cancer Care and handed over our cheque for over £200; raised by donations from Nottingham’s Hot Property event on 22 February 2012.

Maggie’s Centres are for anyone affected by cancer. They are places where people are welcome whenever they need support – from just being diagnosed, or undergoing treatment, to post-treatment, recurrence, end of life or in bereavement. The Maggie Keswick Jencks Cancer Caring Centres Trust was founded by Maggie Keswick Jencks in 1995 to provide support for people affected by cancer, their families, carers and friends to empower people to live with, through and beyond cancer.

The look of the Centre at Nottingham is truly inspirational. Designed by the well known Architect Piers Gough CBE. He is famous for his bold and imaginative architecture and has created a playful, open plan design for Maggie’s Nottingham. Nottingham-born fashion designer Sir Paul Smith has designed the interior of Maggie’s Nottingham. His design includes photos taken during his travels round the world.

Hi there Philippa,

Many thanks for the statement and your ongoing excellent service.

I think the current tenants have just 2 months left on their contract now. It would be great if you could get an idea from them as to how likely it is they will stay on, or whether they are planning to move out mid Jan. If the latter, then it would be good to get the marketing out before Christmas.

Many thanks,
Michael

Hi Tamsin

Cavendish Lettings have always provided me with an excellent service. They are always very friendly, helpful and eager to deal with any issues on my behalf. I always know that everything relating to my properties will be taken care of, whilst I am kept fully informed. They never allow property issues to become my problem and I never have to deal with anything myself, which is exactly how I expect a letting agent to take care of my business. Great service, thank you all at Cavendish Lettings.

Kind regards
Estelle

Dear All,

Just a few words to say thank you to all of you, for your help and efficiency in dealing with the letting of our property, over the last year – it really is very much appreciated. You are such a nice group of people to deal with, and it really does make all the difference.

I am really sorry that I will not be able to make it to the Mulled Wine and Mince Pie Evening, as it would have been really nice to put a face to those of you I have not already met in person.

I want to wish you all a fabulous time, and hope that the New Year is a good one for each and every one of you.

Thank you once again.

and be

Patricia

Testimonial from Jan Clayton

Jan Clayton (a valued Landlord) popped by our offices on Friday 24th February to say hi to our team. She surprised us by dropping off lots of wine!

We have been looking after Jan’s property since 2007. Having asked for her permission to post this blog she happily agreed and said:

“Thank you to all at Cavendish Lettings, you are all brilliant. Everything that I have ever asked for in the last five years has been done on time, quickly and effectively”.

Why use a Licensed ARLA Agent?

Out of 175 Letting Agencies within a 3 mile radius of Nottingham City Centre, Cavendish Lettings Limited is 1 of only 7 Agencies Licensed by The Association of Residential Letting Agents (ARLA).

Every year, unlicensed agents cause Britain’s homebuyers and sellers unnecessary stress and hassle – and sometimes loss of money – by giving incorrect or misleading advice or offering poor standards of customer service.

By using a Licensed ARLA Agent you are guaranteed:

That the agency is covered by ARLA’s Client Money Protection (CMP) Scheme.

ARLA have the ability to make discretionary grants (up to pre-set limits) if you suffer financial loss due to the bankruptcy or dishonesty of the member and/or their firm…

That the agency has Professional Indemnity Insurance. This ensures you are financially covered for successful claims relating to members’ negligence, bad advice or mishandling of data…

To be consulting with a qualified and trained agent who can give you professional up-to-date advice and guidance. All members are required to carry out at least a minimum level of Continuous Professional Development (CPD).

That you are dealing with an agent who voluntarily follows the Code of Practice and Rules of Conduct laid down by their professional body. If an agent does not follow the code, they can be fined or in the worst cases expelled from membership of ARLA.

That you have a route to redress should something go wrong. It is a mandatory requirement that all our members belong to an independent redress scheme. This gives you an added level of protection.

Membership of the Association is through formal qualification ensuring that ARLA member agents have the knowledge and experience to guide you through your property transaction as smoothly and painlessly as possible. Operating under strict rules of conduct, members must meet certain standards relating to professional and ethical practice. Under the rules, agents are required to protect and promote their client’s interests, while at all times acting in a fair and proper manner.

You are better protected and will get higher standards from ARLA members! For more information visit www.arla.co.uk or contact me directly at tw@cavendishlettings.com or twitter@coollettingstw

Is it time to get back into property investment?

Banks and building societies are making it easier for landlords to borrow more, by making higher loan-to-value mortgages available – but are these offers as competitive as they appear? There has been a lot of recent positive press about the high yields that are now being achieved by buy to let landlords. Is now the time to get back into property investment?

Set in the Flagstaff Board Room at The Lace Market Hotel, I presented our expert view as an experienced independent Letting Agent bringing delegates up to date on latest market developments, advice on lending and how to manage investments as a property Landlord.
